How to sell your home with Homesforte

If it’s the first time you’ve sold a property, our how to sell your home guide shares everything you need to know.

Stage 1 – Finding your agent

The first step in the property sales process is finding the right agent for you. There’s a lot to consider: fees, reputation, qualifications, areas of expertise, and what kind of property marketing service is available. Some property experts also offer search services – this can be a good thing if you’re looking for an ‘off market’ sale.

Stage 2 – Preparing for sale

If you decide that Homesforte is for you, from the moment we receive your instruction, we look after every element of the sales process and keep you informed every step of the way – it’s all about making your life easier. Though our agents will be in in touch to explain what to expect next, you can expect lots of tips and advice to make your home as appealing as possible to potential buyers.

Stage 3 – Marketing your property

Your Homesforte team will work with you to create a stunning personal profile to showcase your home’s unique features. Uniquely, our property profiles include interactive 3D walkthroughs and in many cases, aerial photography to bring your location to life online. Using this footage, we’ll create an integrated marketing program to share your home online. That means alongside property search engines like Rightmove and Luxury Estates, we might use social media, printed property details, direct marketing (contacting appropriate buyers personally), and advertising in appropriate publications.

Stage 4 – Viewings and open days

Your personal agent will arrange viewings to suit your availability, qualify buyers, work with you and provide regular updates throughout the sale process. Depending on the location and kind of property, we may suggest an open day to build buzz and interest – it’s a great way to find the right buyer if you would like to sell quickly.

Stage 5 – Considering and accepting offers

The next step is deciding which offer to accept. Your property manager will help you negotiate with potential buyers, explaining their different circumstances so you can make an informed decision about what’s right for you.

Stage 6 – Preparing and exchanging contracts

Once you’ve accepted an offer, it’s time for the solicitors to get to work. Both sides will work together to create and exchange sales contacts. Our team will work with you to ensure exchange is as expedient and effortless as possible. This phase includes fact-finding searches, collating documents like property deeds, and ensuring that both parties are happy and confident to move forward.

Stage 7 – Completion and celebration

Once your property is in contract with a buyer, your property manager will handle the paperwork and details to ensure a smooth close to completion. Having a dedicated and full-time resource assigned to your sale gives you the confidence, assurance and peace of mind that the transaction will be swift and effortless. The only thing you need to do? Celebrate moving into your new home!
